On the Money – Huiseienaarsversekering is ’n aardige sommetjie

Mense is diksels onseker hoe om die vervangingswaarde van hul woning te bepaal, skryf die finansiële beplanner Pieter Willem Moolman.

Baie dink dis die bedrag waarvoor die bank dit waardeer, waarvoor dit gekoop is of waarvoor jy dit kan verkoop. Jy sit egter die pot ver mis indien jy hierdie as maatstawwe gebruik.

Voordat ons kan verstaan hoeveel huiseienaarsversekering benodig word, moet ons eers verstaan wat jou privaatwoning behels.

Dit kan byvoorbeeld die huis self, buitegeboue en vaste toebehore, ornamentele strukture en ontspanningsgeriewe insluit. Hou ook plaveisel en ander bedekte areas van baksteen, beton, teer of klip in gedagte.

Dan is daar mure, hekpale, hekke (insluitend masjinerie wat daarmee verband hou), satellietskottels, weerligafleiers, vaste kragopwekkers, boorgatmasjinerie vir huishoudelike gebruik asook septiese tenks.

Party dink dis net nodig om huiseienaarsversekering te hê terwyl hul verband nog nie afbetaal is nie. Moet egter nie in daai strik trap nie!

Indien jou huis sou afbrand, het jy steeds die dekking nodig om dit te kan herbou. Huiseienaarsversekering beskerm dus jou huis as ’n belegging.

Onthou, jy benodig genoeg versekering sodat jou huis teen die huidige boukoste herbou kan word. Die koste van die grond moet natuurlik nie ingesluit word nie.

Moet ook nie jou herbouingskoste baseer op die bedrag wat jy vir die huis betaal het nie. Die koste wat jy nóú sal moet aangaan om te herbou, sal heel moontlik van die koopprys verskil of waarvoor jy dit kan verkoop.

’n Vinnige manier om die bedrag te bereken waarvoor jy jou huis moet verseker, is om die totale vierkante meter daarvan met die huidige riglyne vir boukoste te maal.

Onthou om die riglyne wat in jóú gebied van toepassing is te gebruik. Dis iets waarmee jou versekeringsmakelaar jou sou kon help.

Behalwe vir die grootte en boukoste, kan faktore soos die tipe konstruksie- en messelwerk die eindbedrag beïnvloed. Dink ook aan dinge soos dakkonstruksie en materiale wat gebruik is, die styl van die woning asook die hoeveelheid vertrekke.

Strukture soos motorhuise, afdakke en kaggels, spesiale ontwerpe asook eksterne afwerkings soos boogvensters kan ’n beduidende invloed hê.

Standaard-huiseienaarspolisse bied gewoonlik dekking teen natuurrampe en sluit brande, weerlig, ontploffings, storms, wind, water, hael en sneeu in.

Sodanige versekering dek gewoonlik nie roetine-instandhouding of verliese en skade veroorsaak deur die aanwending van waterprosesse, slytasie, muf, roes, korrosie of die inkrimping of uitsetting van grond nie.

Bespreek jou huiseienaarsversekering breedvoerig met jou makelaar aangesien daar uitbreidings is wat in ag geneem moet word.
