Its maintenance process is set out in public and runs to a fixed order. A tenant records a query in the maintenance register at the security guard house. Rather than accept the description as given, the housing supervisor comes to the unit and confirms the fault, then logs it on the FM5000 system and lets the tenant know whether the cost falls to JHC or to the tenant. Everyday wear and tear is usually a JHC expense, whereas damage or vandalism caused by a tenant is not. When a claim is approved, rental assistance of up to R10 000 is credited to the JHC account and set against rent, with the tenant still liable for municipal charges, while funeral assistance of up to R5 000 may go to the nominated beneficiary, the sum resting on the age of the deceased. Leaseholders or registered dependants resident in a unit for longer than six months qualify where the cause is natural, and no waiting period applies where the cause is unnatural. Payment can be made by internet transfer or cell phone banking, by bank ATM deposit, at the speed point in the housing supervisor\u2019s office, or via EasyPay at retailers such as Shoprite and Pick n Pay.
