KZN’s Next Coastal Corridor is Taking Shape as Investment Moves to the South Coast

In recent years, significant investment has flowed into KwaZulu-Natal, across various industries. Toyota has committed around R10.4 billion to bolster its KZN operations, with significant upgrades to infrastructure and investment in tourism assets and property around the province. This has extended to the KZN Mid-South Coast, where developments such as Renishaw Coastal Precinct have attracted significant interest as the region’s economic potential is unlocked.

The KZN South Coast offers a subtropical climate and extensive coastline boasting the highest number of Blue Flag beaches in KwaZulu-Natal. Three Marine Protected Areas, world-class dive sites, nature reserves, rivers, estuaries, forests and an extensive network of outdoor trails further strengthen its appeal to residents and visitors.

The region is also known as the Golf Coast, with 11 golf courses extending throughout the region. Combined with established accommodation and conference facilities, this creates opportunities beyond leisure tourism, including the meetings, incentives, conferences, and events (MICE) market.

This has seen it become an established holiday destination, but for property investors and businesses, lifestyle is only part of the equation.

The KZN South Coast remains comparatively affordable against more established coastal markets, while access via the N2 provides connectivity to Durban and the wider provincial economy. Margate Airport, too, adds further accessibility for residents and visitors.

Renishaw Coastal Precinct Meets the Demand

At the centre of this investment momentum is Renishaw Coastal Precinct, which is being developed by Renishaw Property Developments, a subsidiary of JSE-listed Crookes Brothers Limited. The 1 300-hectare mixed-use precinct is designed around a conservation-first coastal development where 20% of the land is earmarked for development, with 80% retained as a conservation area. It includes the established Crocworld Adventure & Conservation Centre which, through extensive trails and events, is fast becoming the region’s adventure hub.

Its first residential development, Renishaw Hills, has already demonstrated sustained demand for secure lifestyle property in the region. Across the development, homeowners have experienced 94% growth in property values since launch, representing a compound annual growth rate of approximately 9%.

“Renishaw Hills has given us a very clear indication of the appetite for well-planned coastal communities in this part of KwaZulu-Natal,” says van der Merwe. “It has also demonstrated that conservation and development do not have to be competing priorities. If you plan correctly, the natural environment becomes one of the key assets driving the value of the development.”

The recently launched Restilridge Farm Estate is adding another dimension to the precinct’s residential offering, bringing a coastal farm concept to the region that meets the needs of family living. The estate will include 67 freehold sites and 30 sectional-title homes across three residential collections. Residents will have access to more than 40km of walking, running and mountain-biking trails, as well as an extensive equestrian facility.

Precinct Growth Unlocks Investment Potential

This growth story isn’t limited to residential development. A 14 000m² shopping centre being developed by Cubisol Property Fund is under construction within the precinct, while a filling station and convenience store by Hampsons will further strengthen the area’s commercial infrastructure.

Discussions are also underway around additional facilities, including a private school, medical centre and recreational amenities, alongside potential hotel and light industrial opportunities. This creates a more diversified investment ecosystem in which residential growth can support commercial activity.

“The next stage of growth is about creating an ecosystem rather than simply adding more houses,” explains van der Merwe. “People need places to shop, work, learn, access healthcare and spend time together. Businesses need customers, employees, infrastructure and connectivity. That is why an integrated precinct approach is so important.
