The popularity of secure estate living has seen much growth around the country over the past few years, with the area of Kuils River no exception. In fact, says Charles Louw, Broker/Manager of RE/MAX Property Associates, whose office operates in Kuils River and the surrounding areas, current demand for properties in secure lifestyle estates in the region is vastly outstripping what is available on the market.
“With this type of home in extremely high demand, developers are struggling to keep up with the number of buyers in the market wanting homes in security developments and many of the properties are selling off plan before ground has been broken. Security is a major influence when it comes to purchasing decisions for many homebuyers, which is a driving factor behind the popularity of lifestyle estates,” says Louw. “Many buyers are opting to live in closed communities such as gated complexes and secure estates due to the lifestyle benefits, sense of community and security that they provide.”
Adrian Goslett, CEO of RE/MAX of Southern Africa, says over the past decade the number of residential estates and lifestyle developments has increased significantly because close community living has become a sought-after way of life. “The increase in demand for these kinds of properties as a good investment option is reflected in the fact that homes within estates or developments continue to offer buyers a good return on investment. Aside from the obvious physical aspects of living in a secure community such as a perimeter fence and access-controlled entrances, there are also many other benefits and advantages.”
According to Louw, often homeowners choose to live in gated estates due to the sense of community that they experience and a feeling of belonging from sharing a common interest. This is due to the fact that a large number of these developments are based on that common interest, such as the case of a residential wildlife estate or golfing estate. “Regardless of where the residents come from or their life stage, often a common thread can be seen throughout all estate living developments, which is the human fundamental need for community,” adds Louw.
One such development is the Zevenwacht Country Estate, which is situated in Kuils River adjacent to the world renowned Zevenwacht Winery. Corena Botha, Sales Associate at RE/MAX Property Associates, says that due to the estate’s location it boasts views of Table Mountain, Strand and the various wine estates and dams in the area. “The estate is the ideal location for buyers wanting access to all amenities, while enjoying a laidback country lifestyle. According to Botha, another aspect that has added to the estate’s allure is its proxity to the Equestrian Academy of Cape Town (EACT). The EACT offers equestrian career courses and is also a private school which offers quality education for grade eight to 12 learners. The academy is registered with the Western Cape Education Department.
Botha says that there are currently ten units available to buyers on the Zevenwacht estate, with the three-bedroom, two-and-a-half bathroom units starting at R2.95 million. “Referred to as the gentlemen’s estate, it offers buyers a tranquil, secure environment and quality lifestyle. Demand for lifestyle benefits and accommodation options that are close to amenities are in high demand. Estates such as Zevenwacht are addressing this demand and providing buyers with a viable secure living option,” Botha concludes.
