Western Cape buyers weighing up a new apartment can now compare Balwin Properties’ Cape Town estates on lifestyle and location, not just on what the price list says. Three Classic Collection estates are on sale in separate corners of the city: De Kuile in Kuils River, Suikerbos in Sandown and De Buurt in Richwood. Every suburb has its own feel, its own schools and its own way of spending a weekend. This October, Balwin is setting out what each estate offers so buyers can choose the one that fits how they actually live.
Spring brings longer light, the first beach outings of the year and a more active property market across the Cape. Anyone searching for apartments in Cape Town usually has to settle one question before they think about unit size or which floor to live on: the northern suburbs, the West Coast or the city’s eastern edge?
Kuils River living at De Kuile, close to the winelands
On Cape Town’s eastern side, De Kuile in Kuils River is a lifestyle estate that Balwin positions for family living, with landscaped grounds and a Lifestyle Centre. Prices start at R1 234 900 for a one-bedroom apartment, R1 719 900 for two bedrooms and R2 359 900 for three bedrooms.
Residents get a concierge, laundromat, Training Science Gym, Classic Café, soccer field, business lounge, swimming pool and dog park at the Lifestyle Centre, and a children’s play area is coming soon. Inside, every apartment has an electric oven, a hob with extractor, a refrigerator and a washing machine, and the two- and three-bedroom units also get a dishwasher. All units are fibre and DStv ready.
Location is where De Kuile stands out. Shoppers have Zevenwacht Mall 1.3km away and Haasendal Gables Shopping Centre at 5.6km. For families, Academy Private School is 3.7km away and De Kuilen Primary School 4.3km. Weekend options include Polkadraai Strawberry Farm at 5.2km, Kuilsriver Golf Club at 7.6km, and Zevenwacht Wine Estate and Jordan Wine Farm, each 16km away. Netcare Kuilsriver Hospital is 5.7km from the estate. The current price list gives estimated occupation dates of August and October 2027.
Sandown living at Suikerbos, near the West Coast beaches
Over on the West Coast side of the city, Suikerbos in Sandown has one-, two- and three-bedroom apartments on offer. A one-bedroom unit starts at R1 229 900, a two-bedroom at R1 849 900 and a three-bedroom at R2 209 900. Units are pet friendly and come with eco-friendly appliances, prepaid electricity and water meters, fibre and covered parking. A boomed entrance with QR and facial scanners backs up round-the-clock security.
Wi-Fi, a concierge, a functions room, a laundromat and a Training Science Gym are all part of the Lifestyle Centre. Beyond the gate, Big Bay Beach is 7.1km away, the Blaauwberg Nature Reserve 7.2km and Bloubergstrand Beach 8km, while runners can head to Parkrun Big Bay, 6.5km away. Kensio House is only 450m from the estate, with Generation Sandown Institute 1km away. Sandown Retail Crossing is 3.2km off and Table Bay Mall 4.3km. Netcare Blaauwberg Private Hospital, which is open 24 hours, is 3.7km away. Current units carry estimated occupation dates between February 2027 and October 2027.
Richwood living at De Buurt, connected to the northern suburbs
Balwin has opened a new phase for sale at De Buurt, in Richwood in the northern suburbs. One-bedroom apartments start at R1 479 900 and three-bedroom apartments at R2 539 900. According to the developer, the estate has views of Table Mountain and a natural Cape indigenous garden. The apartments are Wi-Fi ready and fitted with eco-friendly appliances: an electric oven, a hob with extractor, a refrigerator, a washer dryer combo and a dishwasher.
A sports centre is on the way at De Buurt. Durbanville Hills Wine Estate is 2.4km from the estate and Klein Roosboom Boutique Winery is 2.7km. School options include Curro Burgundy at 3km, Curro Castle Sandown at 3.5km and Zenith Montessori at 3.6km. For shopping, Checkers Burgundy Estate is 3.1km away, Burgundy Square Centre 3.3km and Canal Walk 10.5km. Mediclinic Panorama Hospital is 6.3km away. The new phase has estimated occupation dates from July 2027 to February 2028.
In a separate part of Cape Town, the last Signature Collection apartment is on sale at the De Aan-Zicht Lifestyle Centre. Its 22 Signature apartments look out over Table Mountain, Lions Head, Robben Island and the Atlantic Ocean, with prices from R2 749 900. The original De Aan-Zicht Classic estate has sold out.
Comparing De Kuile, Suikerbos and De Buurt
On price alone, the three estates are close. One-bedroom Cape Town apartments start at R1 229 900 at Suikerbos and R1 479 900 at De Buurt, so the entry points fall within R250 000 of each other. What really separates them is location and lifestyle. Buyers after a family estate on the city’s eastern side, close to the winelands and established schools, will lean towards De Kuile. Those who want the West Coast beaches and Table Bay Mall on their doorstep will lean towards Suikerbos. People working in the northern suburbs who like the idea of Durbanville’s wine farms nearby will find De Buurt a natural fit.
A number of terms apply at every estate. Each lists no attorney fees and no transfer costs, and none allows short-term letting. The apartments are built to the IFC’s EDGE green building standard, which South African banks rely on for their green mortgage products. Buyers can use Balwin’s bond calculator to see the green bond saving next to the standard monthly instalment before they apply.
Visit the neighbourhoods yourself
When it comes to property for sale in Cape Town, the deciding factors are often the commute, the school run and what you like to do on a Saturday. Because the three estates are spread so widely, visiting each one in a single afternoon makes the contrast clear. Show times at De Kuile, Suikerbos and De Buurt run from 2pm to 6pm on Wednesdays, Saturdays, Sundays and public holidays, and every estate page lists its own dedicated sales consultant.
A spring weekend is an ideal moment for the round trip, from Kuils River out to Sandown and back via Richwood, to find out which area feels most like home.
