Spring buyers comparing new-build options now have a clearer picture of where the savings are, after Balwin Properties outlined the October incentives on four of its featured developments. The list includes two Green Collection estates in Pretoria East, a Classic Collection estate on the KwaZulu-Natal north coast and a Signature Collection estate in Waterfall City, north of Sandton. Prices across the four begin at R625 900 for a one-bedroom apartment and climb beyond R2.3 million for a three-bedroom home.
Many households put their property plans on hold over winter and pick them up again in October. The days get longer, school holidays are close and the new year is near, so buyers start weighing their options seriously. Anyone browsing apartments for sale this month should read the incentives on Balwin’s featured estates closely. They change from estate to estate and with unit size, and in some cases they depend on whether the apartment has already been built.
Greencreek: savings on completed units in Pretoria East
In Pretoria East, the Green Collection lifestyle estate Greencreek sells one-, two- and three-bedroom apartments. Units on the ground floor have their own private gardens, and units on the first, second and third floors have private balconies. Pricing starts at R625 900 for a one-bedroom, R963 900 for a two-bedroom and R1 199 900 for a three-bedroom.
Greencreek’s incentives apply to stock that is ready to move into. On those completed units, Balwin advertises savings of up to R50 000 on one-bedroom apartments, up to R80 000 on two-bedrooms and up to R96 000 on three-bedrooms. That makes a real difference for buyers who want to move in soon instead of waiting for a later phase. Each apartment is fitted with a Defy electric oven, a hob with extractor, prepaid utility meters and fully tiled bathrooms, and is fibre and DStv ready.
Residents can use the Barn Lifestyle Centre, which offers an indoor gym, restaurant, laundromat, swimming pool, sports field, concierge and office workspace. Nearby, the 32 000m² Kings Walk retail development on the corner of Solomon Mahlangu Drive and Bronkhorstspruit Road is scheduled to open in April 2027.
Greenkloof: up to R130 000 off in Mooikloof Smart City
The other Green Collection estate on the list is Greenkloof, also in Pretoria East, inside Mooikloof Smart City. One-bedroom apartments are priced from R649 900 and carry savings of up to R80 000. Two-bedroom units start at R1 049 900 with up to R100 000 off, and three-bedroom units start at R1 279 900 with up to R130 000 off.
Greenkloof residents can use the Balwin Sport Centre in Mooikloof Smart City. It has an indoor gym, several indoor padel courts and multipurpose courts for basketball, netball and five-a-side soccer. Inside the estate, Greenkloof Park has two soccer fields, a swimming pool, a dog park, a play area for children and open lawns. The gatehouse provides access control and surveillance 24 hours a day.
Ballito Hills: a coastal option on the Dolphin Coast
Balwin’s Classic Collection is represented by Ballito Hills, in Ballito on KwaZulu-Natal’s Dolphin Coast. The company puts it 15 minutes from King Shaka International Airport, 20 minutes from the Umhlanga office parks and 40 minutes from Durban. A one-bedroom apartment starts at R1 529 900 with savings of up to R79 000, and a two-bedroom starts at R2 129 900 with savings of up to R105 000. Three-bedroom apartments are listed from R2 669 900.
Every unit has its own storeroom and a built-in braai on a private patio, and the two- and three-bedroom apartments include basement parking. For a limited time, Balwin is also adding air conditioning. At the Lifestyle Centre, residents will find a Discovery Vitality approved Training Science Gym, a squash court, a padel court, a swimming pool, a cinema room, a restaurant and a Busamed Life Hub.
The Polofields: spring savings in Waterfall City
In Waterfall City, Midrand, the Signature Collection development The Polofields has a spring special on its three-bedroom apartments. These start at R2 399 900, and savings go up to R269 990. The apartments follow Signature specifications, with a Defy French door fridge, built-in cupboards and a back-up water system, plus battery back-up that is coming soon.
The Lifestyle Centre has a swimming pool, a Training Science Gym, Camelot Spa, a yoga deck, squash courts, an outdoor gym, a sprint track and Chukker’s Restaurant. Dibber Montessori nursery school already operates inside the development, so families with young children have early learning on their doorstep.
The common ground across the four estates
A few terms are the same across all of these developments. None of the four charges attorney fees or transfer costs. These are two of the biggest once-off costs buyers normally plan for when buying property for sale in South Africa. Greencreek, Greenkloof and The Polofields do not allow short-term letting on platforms like Airbnb, so those estates stay focused on owner-occupiers and long-term tenants.
All Balwin apartments are built to the IFC’s EDGE certification standard. South African banks tie their green mortgage products to a unit’s EDGE certification, and that can lower the monthly bond repayment. Balwin’s online bond calculator shows the green bond saving next to the standard instalment, so buyers can compare the two figures before they apply.
How the three collections differ
Together, the four estates show how Balwin’s three collections differ in practice. Greencreek and Greenkloof are Green Collection estates, priced by the company from R599 900 to R1 299 900 and described as offering distinctive architecture with access to traditional lifestyle facilities. Ballito Hills falls under the Classic Collection, Balwin’s core model of four-storey walk-up apartments designed for the middle-income market. The Polofields is part of the Signature Collection, which uses higher specifications and more luxurious finishes.
First-time buyers will probably find a realistic way in with a Green Collection one-bedroom in Pretoria East. Families moving to the coast may be better served by a two-bedroom at Ballito Hills, with its basement parking and storeroom. Buyers who want more space near Sandton will notice that the spring special at The Polofields brings its entry price down considerably.
Why now is a good time to look
Incentives on new developments usually apply to particular units, phases or time periods. The figures in this release are the ones Balwin was advertising on its website at the start of October 2026. Serious buyers should check the latest price list for the specific unit they want, because savings can differ by floor and apartment type. Every estate holds sales show times from 2pm to 6pm on Wednesdays, Saturdays, Sundays and public holidays, with a named sales consultant on site. These viewings are a useful way to compare finishes and sizes before committing.
Spring is also when many buyers want a confirmed moving date before the year ends. Greencreek’s move-in ready stock meets that need directly, and the other three estates show an estimated occupation date for each unit in their price lists. Anyone planning to move in the coming months can start by comparing the two.
